  • Deal Structure: Cash or HML up to 58% ARV, SubTo/Creative <10% Entry  <5% IR + must cash flow, JV or Equity Partnership, If rehab needed, ARV x 70% less repairs

  • Conditions: Light to Heavy rehab, no flood zones

  • Occupancy: No eviction situations

  • What: Single Family Residence or TownHouse up to $400k.  Min 3 Bed/2 Bath/1200 square feet/built after 1979

  • Where:

  • Deal Structure: Cash or HML up to 58% ARV, SubTo/Creative <10% Entry  <5% IR + must cash flow, JV or Equity Partnership, If rehab needed, ARV x 70% less repairs

  • Conditions: Light to Heavy rehab, no flood zones

  • Occupancy: No eviction situations
